Villa La Chiudenda can be rented on a weekly term from Saturday to Saturday for one or more weeks according to the availability. You will be able to view last minute deals, weekends and special offers on the website under “Special Offers”.
You will find the cost of the rent in the section Special Offers, and, as specified, for every week of rent there will be an extra c0st of 50 Euro for general house cleaning.

You will be able to find out the availability inside the section “Availability Schedule”, but it will only be effective after a written agreement from “La Chiudenda”.
The booking of the house, based on its availability, can be done directly by the client by filling out the appropriate form with all the details requested or sending a fax with the information to 0586 805449, in Italy. The client will receive an answer by email or by fax within 48 hours of receiving the form with the confirmation of the length of the option, the price and the instructions for making a deposit to confirm. “La Chiudenda” will send an email or fax to confirm the receiving of the deposit and the payment in full.

The booking will be considered valid only after the confirmation of the availability of the dates and the collection of the previously agreed security deposit by “Villa La Chiudenda”.
If the client books the villa directly on line on the website www.lachiudenda.it or through the agency House and Boat 2 in Livorno, there will be no commission added to the price listed. If the villa gets booked through a different agency there will be a commission added for the client, while “La Chiudenda” will never have to pay any commission to anyone.

The renting period goes from Saturdayto Saturday (unless different agreements are made)
- arrival time: from 5 pm to 7:00 pm
- departure time: by 10:00 am
- any delay or change of these times must be communicated to “La Chiudenda” at least 48 hours before the arrival time. No reimbursement will be made if the client arrives after the agreed upon arrival time. The same system will be applied for any anticipated departure.

Payment method
- 30%of the total rent price must be paid within 7 days from the confirmation of the villa’s availability.
- The balance must be paid off in full within 60 days before the arrival by money wires or paypal to the account: info@lachiudenda.it

General conditions:
1. The booking will be confirmed with the payment of the deposit; if the deposit is not made within 7 days, the booking will be cancelled within the following 5 days. If the request for the booking is made by the client within 67 days before the beginning of the rental period, the client will have to pay the entire price of the rental within 7 days from the receiving of the availability confirmation e-mail by “La Chiudenda”.
2. In case of cancellation the following will be applied:
If the cancellation is requested within 60 days before the beginning of the rental period, the penalty will be 30% of the rental price agreed upon.
If the cancellation is requested between 59 and 30 days before the beginning of the rental period, the penalty will be 50% of the rental price agreed upon.
If the cancellation is requested between 29 and 22 days before the beginning of the rental period, the penalty will be 60% of the rental price agreed upon.
If the cancellation is requested between 21 and 15 days before the beginning of the rental period, the penalty will be of 80% of the rental price agreed upon.
If the cancellation is requested within 14 days before the rental period, the penalty will be 100% of the rental price agreed upon.
3. In case of serious and abrupt circumstances, La Chiudenda has the right to cancel the booking and pay back the total amount previously deposited by the client, without any further reimbursement to the same.
4. After receiving a deposit, La Chiudenda will provide information on how to reach the property and how to contact the person responsible for the arrival procedure.
5. The guest will have the obligation to pay the deposit indicated in the contract and to respect the conditions of the rental.
6. The person responsible for the consignment of the keys has the right not to allow the guest inside the property in the following circumstances:

8. Small animals are allowed, under the direct responsibility of the guest, who will respond of any possible damage to objects or persons.
